SEALCOATING EXPLAINED

The sealcoating process begins with a thorough cleaning of the pavement surface to be sealed. The entire surface is swept, including all corners and curbs. The surface is then blown free of any dust and debris with high-powered blowers making the surface clean for maximum adhesion. After the surface has been prepped, our quality sealant is sprayed on. All non-pavement surfaces and curbs are protected from sealer during this process. Our teams are consistently neat and tidy.

Asphalt Rejuvenating Sealer (ARS) is a penetrating rejuvenator and sealer that restores lost oils and repairs damage within the asphalt matrix. ARS will not chip or peel and treated pavement has a dramatic improvement in flexibility, providing improved resistance to cracking. ARS treated pavements wear evenly over time.

Asphalt Rejuvenator / Sealer is spray applied in a one-coat application. As pavement ages, essential oils are lost as they volatilize from the pavement, leading to cracking and pavement failure. ARS penetrates the asphalt, restores essential oils, rejuvenates the asphaltic binder, and repairs damage within the asphalt matrix. Under heavy traffic, smaller cracks may see some degree of closure.

You may find companies out there who do not offer top quality products because they do not want to purchase the expensive sprayers needed to apply ARS. Therefore they have a bias opinion on ARS such as, its slippery and shiny. ARS has a rubbery texture to it therefore making it the very opposite of slippery. In fact, local safety experts like to have our sealant texture applied especially in high foot traffic areas to reduce the possibility of slip and fall accidents. It dries to a pure black matte finish within a week or two.

CRACK REPAIRS

Cracks allow moisture to penetrate the pavement. In the winter this moisture can freeze causing a multitude of more serious problems. Repeated freeze thaw cycles and high moisture like we experience in Newfoundland is tough on pavement. In the warmer months weeds or grass can take root in the cracks causing extensive further damage.

There is one thing for sure; a crack is a future pothole waiting to happen.Of course professional crack repair using specialized hot applied materials is best but if the cracks are not too numerous or large often the homeowner can be the first line of defence against the inevitable damage caused by cracks in asphalt pavements.Not all cracks are created equal.


If you have what is referred to as “alligator” or “chicken wire” cracking (terms used because the cracksresemble alligator skin or chicken wire) sealing won’t help. This is characterized by numerous cracks close together forming a block pattern resembling the terms above. If this condition has existed long enough the area may be sunken slightly.

Our crack sealer is a single component joint and crack sealant specifically designed for asphalt cracks. It is manufactured using select engineered asphalt cements, polymers, select oil resins and UV inhibitors. Our crack sealer will not flow from the joint or be picked up by vehicle tires, foot traffic, skateboards or roller blade wheels in high surface temperatures.
 
Crack sealing begins with surveying the areas to be crack sealed. Once an area is deemed to be a good candidate for crack sealing, the cracks are then cleaned out and injected with a hot rubberized crack sealer.

For application, the sealer is heated inside a kettle to a temperature of 185°C (365°F). Once the sealer is melted, it is then injected into the crack and a sealer shoe will squeegee any residual sealer with a neat two inch over-band.

The crack sealer then hardens almost instantly back into its rubber form. It is ready to drive on in 60 seconds. Once these cracks are dry, we can then coat your entire asphalt with our sealer. We don’t like to leave these worm marks on your parking lot or driveway as depicted above and would rather you resolve the issue by saving your pavement. The entire repair job and sealant application is often less than 10% of the cost of new pavement. This is the smart investment if your pavement is showing signs of deterioration.
